headoffice3 were appointed as Principal Contractor and Principal Designer for the comprehensive redevelopment of Mapperley Close, Wanstead, London. The project centred on a roof extension to an existing residential block of 21 apartments, creating four high-quality new dwellings. These new units were designed to maximise space and natural light, each featuring generous open-plan kitchen, dining and living areas, private terrace space, and a mix of one-bedroom and two-bedroom configurations.
The construction strategy was carefully developed to respond to the constraints of the existing structure and the restricted site conditions. A reinforced concrete ring beam was installed atop the existing external walls, forming the structural base for a steel grillage system. From this platform, the new apartments were constructed using a Steel Framing System (SFS), enabling efficient, lightweight construction while minimising additional load on the original building.
Logistical challenges were a defining aspect of the project. With extremely limited site access and a narrow rear approach, the use of cranes and large vehicles was heavily restricted. headoffice3 implemented a carefully coordinated delivery and installation strategy to maintain programme efficiency despite these constraints.
In addition to the vertical extension, headoffice3 obtained planning permission for a full external refurbishment of the existing building. This included the installation of External Wall Insulation (EWI) with new mock Tudor boarding to enhance the building’s appearance. Further improvements involved the addition of freestanding balconies to the rear elevation for selected existing apartments, replacement of all windows and doors throughout the block, and the removal of outdated rear escape spiral staircases, which were replaced with Juliet balconies.
The site’s proximity to the Central Line underground railway required close coordination with Transport for London (TfL), with all necessary approvals obtained to ensure safe delivery of the works.
Overall, the project demonstrates headoffice3’s ability to deliver complex, design-led residential developments within highly constrained urban environments, combining structural innovation, careful planning, and attention to architectural detail.
